Tenant Fees

We want to ensure that all our prospective tenants have the comfort of knowing exactly what their tenancy will cost and offer full transparency of all the applicable fees below with no hidden extras.

All fees stated are inclusive of VAT calculated at 20%
 
Holding Deposit: A maximum of one week’s rent
**Please note: this will be withheld if any relevant person (including the guarantor) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement within 15 calendar days.


Security Deposit: Five weeks rent, rising to six weeks rent when the annual rent is in excess of £50,000


Rent and Utility Bills: Payable as outlined in the Tenancy Agreement


Unpaid Rent:  Interest of 3% above the Bank of England base rate from rent due date until paid in order to pursue non-payment of rent. 


Lost Keys or other security devices: Tenants will be liable for the cost of replacing any lost keys and security device, including change of lock or replacement of device if required. 


Amendments of Tenancy Agreement at Tenant’s request: To pay £50 inclusive of VAT to cover the costs associated with taking landlords instructions as well as the preparation and execution of new legal documents. This also includes change of sharer. 


Early Termination at Tenant’s request: Should a tenant need to surrender the tenancy early and the landlord agrees to re-let the property, the liability of the payment of rent will end once a new tenant is found and takes up occupation. However, the tenant will still need to cover the Landlord’s cost in surrendering the tenancy and re-letting the property.
